Job Shift: Monday - Friday 8:30am - 5:00pm
Position Summary:
The Community Manager is responsible for all aspects of the community’s operations and objectives. To effectively supervise the overall operations of the apartment community daily in conjunction with on-site staff. Responsible for handling the communication for all emergency situations during normal business hours. Maintain the physical asset, providing a quality living environment for residents, and establishing a positive and productive working relationship with the team.
Supervisory Responsibilities:
- A part of the hiring process for Leasing Agents and will coordinate their on-site training
- Organizes and oversees the schedule and work of Leasing Agent staff at their property
- Conducts performance evaluations that are timely and constructive for leasing Agent(s) working at their site
- Handles discipline with the guidance of CEO or Human Resources
Responsibilities include but are not limited to:
- Oversees the day-to-day financial, sales, marketing, maintenance, and administrative operations of the community
- Identifies and communicates potential risks and liabilities and follows through to completion
- Consistently meets physical occupancy goals
- Ensures monthly budgets are being met
- Ensures accuracy on invoices, inputs invoices into software system
- Investigate resident complaints and lease violations providing resolution in a timely manner
- Follows up on guest cards, applications, and lease files daily
- Meet with prospective tenants to show properties, explain terms of occupancy, and provide information about local area
- Review rents to ensure that they are in line with rental markets
- Inspect grounds, facilities, and equipment routinely to determine necessity of repairs or Maintenance
- Compliance with company standards and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSH
Requirements:
- High school diploma or equivalent
- Must be 18 years of age or older
- Proven work experience as a Community Manager
- 1-year supervisory experience preferred, not required
- Ability to communicate effectively with other Community Managers, Leasing Agents, Regional Maintenance Supervisors, residents, and subordinates.
- Ability to manage and lead a team to achieve the management and community goals.
- Knowledge of laws, legal codes, court procedures, precedents, government regulations, executive orders, agency rules, and the democratic political process.
- English language proficiency
- Great customer service
- General understanding of Microsoft Suites
